Is rebuilding really better value than a major renovation?

Often, though not always. Extensive structural renovations inherit the unknowns of the old house (footings, framing, wiring) and surprises surface after contracts are signed. A rebuild prices new work on a cleared site, which tends to be more predictable per square metre, but the demolition and re-connection costs must be counted honestly in the comparison.

Do demolition and the new build need separate approvals?

They can be approved together or separately. Many projects bundle demolition into the same development application or complying development certificate as the new dwelling, which keeps conditions consistent. A standalone demolition approval is possible where owners want the site cleared ahead of a final design decision.

What happens to power, gas and water before demolition?

Each service is formally dealt with, not just switched off. Electricity requires abolishment of the supply through the network's process, gas lines are capped by the gas network, and water and sewer are sealed under the water authority's requirements. These bookings carry lead times, so they are lodged well before the demolition date.

How is the new home's footing design decided?

By the ground, not by preference. A geotechnical investigation assigns the lot a site classification reflecting soil reactivity and fill, and the structural engineer designs the slab or piering system to that classification. Reactive clay sites carry stiffer, more expensive footing systems than stable sand or rock.

Can we keep living in the house while the project gets approved?

Yes, the approval phase happens around normal life. The move-out is timed against the service disconnection and demolition program, and many households plan their rental lease or family stay to begin only once the demolition date is locked.

What insurance protects us during the build?

For contracts above the statutory threshold, home building compensation cover must be obtained by the builder before starting work or taking a deposit, it protects the homeowner if the builder cannot complete the work or honour defect obligations in defined circumstances. The builder also carries construction-period insurances, and the certificate evidencing the compensation cover is a document you should sight, not assume.
