One stage, not the story
Demolition stage management
In a rebuild, demolition is a means to a cleared, certified pad, nothing more. What matters is that it is approved correctly, that services are formally dealt with beforehand, and that the site handed to the construction stage is ready rather than merely empty.
Scope
What this covers
Demolition approval as part of the DA or complying development package covering the whole project
Service abolishment and disconnections sequenced before machines arrive: electricity, gas capping, water and sewer
Hazardous material surveys of the existing house by appropriately licensed assessors before any strip-out
Sediment controls, hoarding and tree protection to the approval's conditions
A cleared site handed over with waste documentation and disconnection records in order
Timing
When it's needed
This stage lands once approvals are issued and the household has moved out. Networks and utilities have their own notification lead times for abolishment, so the disconnection paperwork starts well before the demolition date rather than the week of it.
Never enter a demolition site or a partially demolished structure, and never disturb materials you suspect contain asbestos, assessment and removal belong to appropriately licensed contractors. Keep children and pets clear of site fencing, and report damaged hoarding or exposed hazards to the site contact immediately.
Quote variables
What shapes the scope
Age and construction of the existing house, which drives hazardous-material handling
Access for machinery and truck movements on narrow or busy streets
Neighbouring structures, shared fences and pool removal if present
Whether any slab, footings or trees must be retained under the approval
Residential building work in NSW above the licensing threshold must be carried out by the holder of a current contractor licence issued by NSW Fair Trading, and contracts above the insurance threshold require home building compensation cover to be in place before deposits are taken. Check any licence number against the public register and ask to see the insurance certificate before signing.
