Construction is where the sequencing pays off. Footings engineered to the site classification go in first, and the build then runs through frame, enclosure, services rough-in, linings and finishes, with the principal certifier inspecting at the mandatory stages along the way.

Timing
When it's needed
Construction begins once the construction certificate or complying development certificate conditions are satisfied and the cleared site has been set out by a surveyor. Long-lead selections (windows, cladding, joinery) are locked earlier so the program does not stall waiting on them.
Never enter a demolition site or a partially demolished structure, and never disturb materials you suspect contain asbestos, assessment and removal belong to appropriately licensed contractors. Keep children and pets clear of site fencing, and report damaged hoarding or exposed hazards to the site contact immediately.

Residential building work in NSW above the licensing threshold must be carried out by the holder of a current contractor licence issued by NSW Fair Trading, and contracts above the insurance threshold require home building compensation cover to be in place before deposits are taken. Check any licence number against the public register and ask to see the insurance certificate before signing.
