New dwellings in NSW are approved through one of two routes: a development application assessed by council, or a complying development certificate issued by a registered certifier when the design meets the codified state standards. Which route fits depends on the lot, the mapping and the design ambitions, each has genuine strengths.

Design starts once feasibility confirms the block's constraints. Households wanting certainty of form often lean toward complying development where the lot qualifies; designs that push height, setbacks or site coverage past the codified limits go to council instead.
Never enter a demolition site or a partially demolished structure, and never disturb materials you suspect contain asbestos, assessment and removal belong to appropriately licensed contractors. Keep children and pets clear of site fencing, and report damaged hoarding or exposed hazards to the site contact immediately.

Residential building work in NSW above the licensing threshold must be carried out by the holder of a current contractor licence issued by NSW Fair Trading, and contracts above the insurance threshold require home building compensation cover to be in place before deposits are taken.
